- When we first take on your property, we'll complete a thorough review to check the condition of everything, top to bottom. And we'll make sure that you have the best options to choose from. Our in-house maintenace team is always on hand to promptly provide you with a quality service
- From there, we'll create an overview of anything that might need to be addressed immediately, in the short term and in the long term - based on what you want to achieve with your property
- Organise all necessary Gas Safety Inspections (GSIs), Electrical Installation Condition Reports (EICRs), Energy Performance Certificates (EPCs) and Legionella Risk Assessments (LRAs), and renewals
- Check and apply for borough-specific Houses in Multiple Occupation (HMO) licenses as required
- Fire safety
- We record a property review at minimum annually, where an experienced Asset Manager will go through your property room by room, checking the condition top to bottom with full commentary
- This includes communal and external areas
- The review allows us to catch any issues that might be just starting to develop early, nipping them in the bud so we can resolve at minimal cost
- We check in with the residents at this time to get their feedback, making sure they're happy and shedding light on any potential issues they've noticed. This is an opportunity to make them feel supported, keep them happy and increase the chances they will want to renew
- We'll also make suggestions for potential strategic upgrades should you choose that route, depending on your future plans
- We're ready to respond to your residents 24/7/375. That includes evenings, weekends and holidays
- We provide your residents an easy-to-use reporting platform, powered by Fixflo
- We'll troubleshoot with your residents whenever possible to avoid unnecessary contractor callout charges for you and provide the quickest resolution
- We're trained to provide a solution that's based on as much information as possible - including knowing the full history and warranty information
- We manage the fix from start to finish
- Good contractors who charge a fair price are hard to come by - and no one knows that more than us. We're always doing our market research to grow our list of contractors to offer our landlords across London
- Luckily, we have our own in-house maintenance team - Paramount Maintenance. This allows us to deliver a high-quality maintenance service with timing and price under our control
- We also have a vetted pool of contractors we offer to our landlords so they don't have to do the work of searching. But we should be clear - we don’t make any profit from the connection (that's just not how we do things)
- This can be the trickiest time for owners (landlords) but don't worry, we handle everything
- We book the checkout inventory report, and review it to propose any deductions you might be entitled to
- We offer a platform to easily manage the deposit negotiation process between you and the resident (which we can do on your behalf)
- We ensure the deposit is released to your resident as quickly as possible
- We'll pay your contractor invoices as you require
- We'll also stay on top of any service charges and ground rents for the property, so you don't need to think about them as long as we're managing
