How to elevate your property to attract London student renters

It is that time of year again when the students are relocating. Whether they’re brand new to university life, moving for another year of studies or transferring for their Master's or PhDs, we see a huge influx of students in the summer months looking for their next digs. 

Ahead of the September semester, there are still plenty of students searching for the perfect home, and this could be an opportunity that works in your favour. Many people rule out renting to students, but as an owner, we’re going to tell you why you should consider it, and how you should tap into this market.

Why should I want student renters? 

Let’s talk about the elephant in the room, and the biggest myth within student lettings, “students = chaos”. But the truth is, students don’t trash homes. At Paramount, we manage plenty of student lets across north west London, and we can confidently say this stereotype is outdated. 

Instead, we find that students are often:

  • Respectful (especially when communication is clear)
  • Consistent (they usually rent for 9-12 months minimum)
  • Organised (they plan ahead and renew early)
  • Supported (bills are often backed up by parental guarantees)

Another big factor is that there will always be students, and they will always come to London. Our capital is home to some of the biggest universities in the country, so demand for homes isn’t going anywhere. As an owner, this should sound like music to your ears. 

How can I attract student renters?

Let’s be clear, this isn’t about cramming beds into a flat, it’s about showing that if you make smart, student-friendly upgrades, you can secure high-demand, well-paying residents year after year. Here is how you’re going to do it.

Location, location, location.

The great news, if you’re in our little corner of north west London is that the location sells itself. Students are often looking for homes in our neck of the woods to benefit from the cheaper rent and the great transport links. 

Our local hotspots in West Hampstead, Kilburn and Cricklewood are all under 30 minutes from major universities, which is a massive selling point if your property is within these areas.

The bigger the better. 

The thing about students is they’re sociable. They’re the type of people who much prefer to house share, and so even if the space is basic, they’re happy to take it if there is room for all their things (and their friends).

Think two beds to four beds or even more - this is where you’re going to hit the biggest market. Also, if your property works well for a group (especially a bigger group), they’re going to be more likely to re-sign because no student wants the task of moving a group of people year on year. 

The practical stuff.

Often, students are quite easily pleased and as long as they can do their work, cook their food and sleep in comfort, you can’t go too far wrong. This means you’ve got to get the basic features right. 

  • Plug sockets, and LOTS of them - think of all the laptops and chargers!
  • Fast broadband - students are extremely online folk 
  • Separate washer-dryer - no student wants the hassle of a tense shared laundry room
  • Dedicated desk space, even if it is small, if it has a plug socket and a seat, it’ll do
  • Good storage - especially in communal spaces, so there is room for everyone
  • Furnishings - the more in there, the better. Having it fully furnished is key (and it doesn’t have to be high-end stuff!)

What about HMO licenses?

If your property is rented by three or more unrelated people who share facilities like a kitchen or bathroom, it may be classed as a House in Multiple Occupation (HMO). In many cases, this means you'll need a licence—and not just the standard one. Some boroughs (like Camden and Brent) also require additional or selective licensing, depending on the type of let and where the property is located.

Licensing is important because it ensures your property meets specific safety and management standards. But we’ll be honest: the process can be hefty. Applications are complex, the documentation requirements are strict, and there are serious penalties for getting it wrong.
