Property maintenance involves everything needed to keep a rental home safe, functional, and compliant with UK regulations. This includes:

The property should be maintained at a standard that keeps it attractive to tenants. The more it suits tenant needs and priorities, the quicker it will let at your target rent, and the longer tenants will want to stay.
Structural and exterior repairs: maintaining walls, roofs, windows, doors, drains and gutters in good repair.

Heating and hot water: keeping boilers and heating systems in working order and arranging prompt repairs if they fail.

Gas and electrical safety: providing a valid Gas Safety Certificate every 12 months (from a Gas Safe-registered engineer) and an Electrical Installation Condition Report (EICR) at least every 5 years, or sooner if required.

Plumbing and water supply: ensuring taps, toilets, baths, and drainage systems are safe and functional.

Fire safety: smoke alarms must be installed on every floor used as living accommodation, carbon monoxide alarms in any room with a fixed combustion appliance (e.g. gas boiler or wood-burning stove), and escape routes should be kept safe (for example, with thumb-turn locks on final exits).

General habitability: the property must be safe, clean, and free from serious hazards such as damp, mould, excess cold, or structural instability.

Prompt response to disrepair: landlords must act within a “reasonable time,” especially for urgent issues like heating failures or leaks that affect health or safety.

Shared and common areas: in flats or HMOs, landlords (or freeholders) are responsible for maintaining communal spaces, roofs, and structural parts of the building.

Licensing compliance: many London boroughs have additional or selective licensing schemes that set higher maintenance and safety standards.

These obligations are set out in the Landlord and Tenant Act 1985, the Gas Safety (Installation and Use) Regulations 1998, and the Homes (Fitness for Human Habitation) Act 2018.
London’s rental homes, especially the older Victorian and Edwardian buildings, face a particular set of issues due to their age, density, and the city’s damp climate. The most common problems landlords and tenants can experience include:

Damp and mould: often caused by condensation or poor ventilation; a key focus for London councils under the Homes (Fitness for Human Habitation) Act 2018.

Boiler and heating breakdowns: common in winter, landlords must repair or replace faulty systems promptly to comply with legal heating obligations.

Leaking roofs, gutters, and drains: heavy London rainfall and older roofing materials can make exterior leaks common issue.

Blocked or leaking plumbing: worn pipes and shared drainage systems in flats can lead to leaks, slow drains, or low water pressure.

Electrical faults: tripping circuits, damaged sockets, or outdated wiring - periodic EICR inspections (every 5 years) will help catch any issues.

Pest infestations: tend to occur in older or poorly sealed properties, especially in central London boroughs.

Wear and tear in communal areas: peeling paint, lighting failures, or broken intercoms in shared hallways and stairwells.

Fire safety maintenance: ensuring smoke and carbon monoxide alarms work, keeping escape routes clear, and servicing fire doors or extinguishers in HMOs.

Garden and exterior upkeep: overgrown gardens, cracked paving, and loose boundary walls that need periodic maintenance.

How do you avoid these things becoming an issue in your property? A proactive maintenance plan is the best prevention. Regular property reviews (or 'inspections') by an expert property manager also helps to catch issues just as they're emerging - before they become expensive problems. Well-maintained properties achieve higher tenant satisfaction, lower turnover (often meaning lower fees), and shorter void periods, directly boosting your rental yield. When your property does go onto to the market to be re-let, chances are it will also re-let much quicker and demand a higher rent. For example, a flat with modern fittings and newer heating system can command a higher monthly rent compared to a tired, less maintained equivalent in the same area.
There’s no fixed statutory timetable for private rentals, but works must be done within a “reasonable” time based on severity. Councils can act if hazards exist (for example, dangerous electrics, severe damp/mould). Treat issues like gas leaks, major water leaks, dangerous wiring, or total loss of heat/hot water as urgent.
A gas safety check needs to be carried every 12 months by a Gas Safe-registered engineer. The record needs to be provided to existing tenants within 28 days and to new tenants before they move-in. Records need to be kept for at least 2 years.
Private rented homes in England require an EICR at least every 5 years (or sooner if the report says so).
