How to Protect Your Rental Property (or Home!) Before Winter Hits

As the cold creeps in and the British weather does its thing, our homes start to feel the impact. Think blocked gutters, condensation build-up, burst pipes, and even the odd furry visitor trying to stay warm.

At Paramount, our Asset Management team is already deep into winter prep - booking maintenance, sending advice to residents, and making seasonal checks a key part of our Property MOTs. But even if you don’t have your property fully managed by us (maybe you self-manage, use another agent, or use a friend), you can still benefit from some expert guidance.

So we sat down with the team to get their top tips for winter-proofing your property. Whether it's your rental property or your residential home, these are the proactive measures that can protect your asset - and your peace of mind.

Advice from our Asset Management experts:

Get your heating system power flushed

“This clears out debris in the system, improves efficiency, and can extend the life of your boiler,  especially important during the winter months when it's working overtime.”

Install thermostatic radiator valves

“It helps regulate the temperature in different rooms. And remember, most mould issues begin in winter. Keep the home between 18-21°C and ensure good ventilation to prevent condensation.”

Watch for window condensation

“Wipe it down as soon as it appears to avoid moisture build-up. If drying clothes indoors, ventilate well,  open a window to keep moisture levels down."

Know where the stopcock is

“If a pipe bursts (especially during a freeze), you need to act fast. Landlords - check in with your residents before they go away for the holidays. Ask them to leave the heating on low while they’re gone to avoid frozen pipes.”

Clear those gutters

“Once the leaves have fallen, book in a clear-out. Blocked gutters can overflow and cause water to penetrate walls. It’s such a simple task, but the damage it prevents can be huge.”
