How to stop your autumn sale falling through in North West London

In this blog:
  • Why do so many sales fall through after offer agreed?
  • How do you choose the right buyer before you accept an offer?
  • What should be happening with your sale between offer agreed and exchange?
  • What does active progression management actually look like?

Getting an offer feels like the hardest part of selling your home. In our experience of managing sales across West Hampstead and Kilburn, it is where the most important work begins.

One in four UK house sales falls through before completion (Unbiased, 2026), at an average cost of £3,584 to the seller (House Buyer Bureau, 2026). That figure covers legal fees, survey costs, and searches. It does not cover the time, the stress, or the delay to whatever comes next. And in most cases, the fall-through was preventable.

Understanding why sales fall through, and what stops them, is what this blog is about.

Why your sale is most at risk after offer agreed

Most fall-throughs come down to one of three things. A buyer who was not properly qualified before the offer was accepted. A survey finding that was left too long without a clear conversation. Or a chain that nobody was actively watching.

None of those are bad luck. They are gaps in how a sale is being managed. And the moment you have the most control over all three is offer stage, before you say yes to anything.

The buyer problem most sellers never think about

Not all offers are equal, and the highest one is rarely simply the right one.

Think about what actually matters when you accept an offer. A buyer who has already sold their home and has a mortgage agreed is in a completely different position from someone who is offering more but still has something to sell. A buyer in a clean chain can protect your timeline far more effectively than a higher offer that depends on three other things going right.

Before we recommend accepting any offer, we look at the full picture. How is the buyer funding their purchase? Do they have a mortgage agreed? What does their chain look like, and has anyone spoken to the other agents involved? Is their timeline genuinely compatible with yours?

Three questions worth asking your agent before you accept anything.
  • Has this buyer's mortgage been agreed in principle?
  • Have you spoken to their agent directly to confirm their position?
  • What does the chain below them look like and has anyone checked it?

If your agent needs to go away and find out, that tells you something important about how the offer is being evaluated.

How a survey finding becomes a fall-through and what prevents it

Around a quarter of all sales that fall through do so at survey stage (Quick Move Now, 2026). In almost every case, the finding itself is not the problem. The problem is what happens after it lands.

A survey result left without a clear conversation for ten days gives a buyer time to escalate, to talk to family and friends, and to start questioning whether to proceed. A finding handled the same day, with a calm and honest recommendation, keeps things moving.

In West Hampstead and Kilburn, where a significant proportion of the sales stock is Victorian and Edwardian conversions and mansion blocks, surveys tend to produce predictable findings. Movement cracks in period walls. Damp in lower ground floors. Roof condition on converted flats.

Before any sale progresses with us, we walk you through the most likely survey findings for your specific type of property and what we would recommend if each one came up. So, [ES1.1]when the survey arrives, nothing is a shock and no finding sits without a clear response while a buyer makes up their mind.

Why chains need someone watching them

Every sale sits inside a chain. A chain is only as strong as the people managing it.

With the Autumn Budget on 28 October and the Bank of England rate decision on 5 November, buyers further down chains are increasingly attentive to whether their mortgage offer will still hold at exchange. A sale where nobody is actively watching the chain is one where problems arrive without warning.

We speak to every solicitor in our current sales weekly. Not a general check-in. A specific conversation about what is outstanding, what is likely to slow, and what we can do to move it forward before it becomes a delay you hear about too late.

Keeping your buyer committed all the way to exchange

A buyer who feels informed stays committed. A buyer who goes quiet for ten days starts to wonder.

We follow up with every buyer in our current sales with a direct conversation every week. Not an email. A specific update on what has happened, what is outstanding, and what the next step is. A buyer who knows exactly where things stand has no reason to start reconsidering. That weekly discipline is what protects your agreed price all the way to exchange.

If you have an offer agreed right now, here are three things to ask your agent today.
  • When did you last speak directly to my buyer?
  • What is outstanding with the solicitors right now?
  • Has anyone spoken to the other agents in the chain this week?

What this means for your sale

The sellers who complete at the price they agreed are not the ones who got lucky. They are the ones whose agent was paying close attention to every stage of the sale, not just the first few weeks.

We do not think the best evidence of how we work comes from us describing it. It comes from 1,500+ people who left a review after trusting us with their homes across West Hampstead, Kilburn and North West London. Those reviews placed us in the top 2% of estate agents nationally, ranked number 10 out of more than 20,000 agencies, as a Trusted Agent 2026 Platinum winner.

If you have an offer agreed and want to know what proactive progression management looks like for your sale, get in touch. No obligation, no pressure. Just a clear and honest conversation about where things stand.

If you are thinking about listing this autumn and want to understand how we manage every stage from valuation to completion, book a valuation with us today.
