West Hampstead & NW London Sales Market Update

We’re into the final month of Q3, and the sales market has certainly been thriving in the summer sun - so it’s time for an update. Two things have been abundantly clear throughout the months of July and August: first-time buyers are driving demand, and locals are leading the way. 

Whilst Rightmove’s latest House Price Index reports a cooling market with London’s average time to secure a sale at 66 days, we’re seeing NW6 homes going under offer in just 50 days*. It’s proof that our corner of London is proving to be resilient, with committed buyers moving faster than the wider London market.

First-time buyers are driving sales

Our data across July and August shows that first-time buyers are at the heart of the summer market. Out of all applicants registered with Paramount in July and August, 62.8% were first-time buyers*, and they dominated agreed sales, particularly in the 1-2 bedroom market. 

Interestingly, private outside space, we’re finding, isn’t the dealbreaker it once was. None of the properties that went under offer over the last two months had outdoor space, though 25% had access to communal gardens*. With Fortune Green, Grange Park and of course Hampstead Heath nearby, it seems many are happy to trade outside space for a chance to live in an area they love but we’ll continue to monitor this trend over the coming months. 

And love it they do. 45.6% of those first-time buyers were already living in NW postcodes*. From Kings Gardens to Hillfield Road, it’s clear that many of our new homeowners were already locals, simply starting their new chapter on the property ladder. 

Local flavour 

Now it’s not just our first-time buyers that are keeping things local. Across our whole applicant base between July and August, 41.9% of buyers already lived in an NW postcode*. And whilst our investors are very much still present, the vast majority of buyers, around 4 out of 5, are purchasing to create a home*. 

That means whether it’s a first-time buyer, a couple, or a growing family, buyers are already sold on the area, and when they find something they like, they tend to move faster than the wider London average. 

What this means for your home

It all comes down to two things: price and presentation.

  • Price: Buyers are savvy. With 10% more homes on the market than this time last year (Rightmove), every buyer will compare your property against others instantly. Overpricing risks weeks of uncertainty, while homes priced in line with the market are the ones securing offers in around 50 days*.
  • Presentation: Buyers may be crunching the numbers, but they’re also investing in their future, and often making the decision together as a household. Whether it’s a first-time buyer avoiding costly upgrades or a family planning their next chapter, presentation matters. A home that looks move-in ready removes friction and avoids the risk of buyers assuming it needs more work than it actually does.
Every detail counts. The more confidence your home inspires, the faster a buyer will feel ready to commit.

So what does this mean as we close our Summer chapter and head into Autumn? 

If your home sits in that sweet spot of a 1–2 beds in NW6, you’re in a very strong position. First-time buyers are driving demand, locals are already committed to the area, and our NW6 buyers across the board are acting faster than the London average.

Overall, the summer story is clear: the West Hampstead sales market has been resilient, it’s locally driven by people who know and love the neighbourhood. So if you get the fundamentals right, smart pricing and standout presentation, this Autumn could be a great time to get your home sold.
