The tenants spoke, and the landlords listened

This property is something special. A 2-bed flat in a late Victorian conversion, it has a gorgeous garden and private patio. The owners fell in love with it in the early 2000s and moved in, but a great career opportunity abroad soon pulled them away. They've been letting the property ever since, and tenants have always loved both the space and the location. Eventually, tenant feedback started coming in that things needed updating, and the owners agreed. So it was time to do a complete overhaul.

We stripped this flat down to its bones to start fresh. The kitchen had always presented a bit of a problem - it was dark and closed in, with only a small recessed window, and ventilation was a challenge. Meanwhile, the bathroom was tiny and there was next to no built-in storage space. So we changed the layout to solve these issues:

• We converted the kitchen into a 3-piece bathroom

• We knocked down the bathroom and converted that space into an open kitchen and living room.

• We converted the tiny water closet into a storage cupboard that houses a stackable washer and dryer.

On top of the layout change we added built-in floor-to-ceiling-in wardrobes in each bedroom, improved the plumbing throughout the flat, and completed a full redecoration.

By the time the flat went back onto the market, it achieved the owner's target asking price within 24 hours - a 33% rental uplift. It also added an estimated 50K to the capital value.

Sometimes it makes sense to wait

The owner of this 2-bed Mapesbury flat was based in the US and had been letting his property through us since 2010. After multiple long-term tenants, it was in need of some work - especially the bathrooms and kitchen.

So just before covid, the owner had the budget to tackle the first bathroom. But we looked at the big picture and advised him to wait. It was better to let out the property out he saved up the budget to do both bathrooms and the kitchen in one go. Why?

Sometimes it makes sense to wait

This way, there'd be more of an impact on the rental uplift at once. Since he would have to refurbish all three soon anyway, it was better to do them all in one go and only have one gap in between tenancies (where he wouldn't have that rental income) while works were completed.

When the time was right our refurbishments team got to work. We replaced the kitchen, both bathrooms, and completed some decorative works throughout. And with video updates and Whatsapp calls, the owner - who was in the United States throughout the project - enjoyed adding his own design elements as he watched his vision come to life.

With every refurbishment, we look for creative ways to improve the flow and functionality of a space. In this flat, the toilet in the ensuite was tightly tucked into a niche behind the door, blocked in by a wall from the bedroom behind.

When we refurbished the ensuite, we removed this wall and rebuilt it further back, making the area around the toilet more open and comfortable. We added shelving on the other side of the wall in the bedroom behind.

Once this refurbishment was complete, the landlord achieved a 59% rental uplift, with an estimated £50K capital uplift.

Buying and refurbishing a London dream home from abroad

The owner purchased this 2-bed Brondesbury flat, which was previously a rental property with Paramount, while abroad in Hong Kong. He was planning to move to London with his partner, and their vision was to move into a home that was perfectly designed to their tastes. It needed to be ready to welcome them when they landed.

So our refurbishments team embarked on a full-scale refurbishment of the flat, including a new kitchen, new bathrooms, new windows, new flooring, appliances, modern storage solutions and a full redecoration.

Meanwhile, the owner weiged in on design decisions at every stage and stayed up to date with progress over Whatsapp.

When they landed, their dream home was waiting for them to begin their life in London. But the story doesn't end there…

A few years later, they made the decision to upsize and keep this flat as a rental investment. It's now a beautiful space for tenants to call home, and working for the landlords from both a rental income and capital value perspective.

Compared to before the refurbishment was completed, the landlords achieved a rental uplift of 54% and an estimated capital uplift of £90K.

Stripped down to it's bones and reconstructed with specific tenants in mind

When we first assessed this 1300 sq ft mansion block flat in Kilburn, it had just become available after a decades-long tenancy.

It hadn't had any significant investment in years - it was tired and outdated. Naturally, the flat needed some work to attract new residents and reach its market potential.

Stripped down to it's bones and reconstructed with specific tenants in mind

So we stripped the flat bare and started from the basics - the electrics, rewiring, plumbing, skim plastering, new windows and new flooring. The landlord wanted to create a comfortable, well-designed property that will be easy to maintain and last as a rental investment for many years to come.

We could see this flat would be ideal for 3 sharers, so we refurbished the property with that in mind.

Before the works, the flat only had one bathroom, which isn't ideal for 3 sharers. Meanwhile, there was a back room that was too small to be a bedroom. So together with the landlord we decided to convert that room into a second bathroom.

We also created built-in storage in every bedroom, and converted awkward spaces into unique shelving.

To make sure each bedroom had sufficient internet - critical for students or professionals working from home - we installed data points.

During this refurbishment we took care to retain unique period features, including the fireplaces that were dotted throughout. We restored the cornicing and took care to match the new windows to the original style.

These elements add to the property's uniqueness and desirability, and make it feel like a true London home!

To merge or not to merge

This refurbishment project was all about bringing two neighbouring Queens Park flats back to life. Both had been rented out for years, with the basement flat's previous resident living there for over three decades! The raised ground floor flat had also seen its fair share of long-term tenants.

When both flats became vacant at the same time, the owner thought maybe it was time to merge them into one large property. The raised ground floor flat's larger-than-average garden would suit it perfectly!

To merge or not to merge

After weighing up the costs involved, however, the owner decided that was not the way to go. Instead, he invested in a complete refurbishment of the basement flat, and a redecoration of the raised ground floor flat, to bring both properties up to what we call 'Gold Standard'.

That means both properties appeal to exactly what ideal renters in today's market are looking for, both in terms of maintenance standard and lifestyle.

When access to a garden makes all the difference

What we love most about this refurb is how together we re-thought the garden. Previously, only the raised ground floor flat had access to the garden, which was larger than average for Queens Park. The basement flat could only see it through their windows. So the owner agreed to separate a section, allowing the basement residents to also enjoy the garden and improve their overall living experience in that flat.

This is also a strategic move for the owner, as access to a garden is consistently one of the highest-searched criteria for renters. The owner also invested in landscaping, and just look at the difference it's made!

What did we do?

With everything complete, the flat was ready for its next residents to call home. With improved lighting, an elevated finish, and lifestyle elements considered, it was perfectly presented for the lettings market. Once it became available, the owner accepted an offer in less than 6 days at £1850 pcm, a 16% uplift on it's estimated value pre-refurbishment.

Following the Maintenance Roadmap

The raised ground floor flat had extensive works completed in 2016, so the foundations were still good. This time around it just needed a redecoration - the next step on its Maintenance Roadmap. This was required after multiple long-term tenancies to make sure it would still attract great residents when it went back onto the market.

During the redecoration we replaced the reception radiator, installed new lighting and also replaced windows. And it's worth noting, small touches can make a big difference. For example, check out the wall colour below. We extended it upwards to make the room feel more like it's stretching upwards, and less like the ceiling is closing down on you. This simple touch changes the over feel of the space, which adds to a resident's happiness and perception of value in their home.

Investment and Results

The owner has enjoyed the benefits of having these rental assets in his portfolio for decades, both in terms of rental income and capital appreciation. With this refurbishment project he made the decision to invest back into his assets for longevity. The basement flat investment, covering everything from the new central heating system to the windows and rewiring, totalled £50K+VAT. It immediately achieved a 16% uplift in rental income.

Meanwhile, £6.9K+VAT was invested into the raised ground floor flat, after which it achieved a 29% uplift in rent (compared to it's previous tenancy) within 4 days. Finally, £38K+VAT was invested to overhaul the garden, complete extenive ground works (drainage, rendering, etc) and split it into two separate spaces, contributing to the success of both flats in finding great residents quickly.

When maintenance costs start rising

The landlords originally purchased this 3-bed flat in Kilburn as a rental investment, and had been able to let it out for many years without too much maintenance investment. Eventually though, it grew tired and outdated. Issues started popping up, with repeated problems with the plumbing and boiler, and maintenance costs were on the rise.

So in the autumn of 2023 after the tenants moved out it was time to fix those issues and upgrade the flat for the current rental market. Our refurbishments team went in to replace the kitchen, boiler, radiators, upgrade the bathrooms and complete a full redecoration.

Future-proofing

The boiler in this flat was located high up and far back in a cupboard in the front hallway - very difficult to access. It needed to be replaced, but the manufacturer's warranty terms state that an engineer needs to be able to access a boiler with two feet on the ground for it to be covered. So we moved the boiler into a more accessible location, ensuring the owner will be covered by the warranty in the future.

It was also more cost effective to replace the radiators, rather than to remove the old ones, clean out years of buildup, and reinstall them. The new ones were of course more energy efficient.

Future-proofing

Redecorating for lifestyle

We completed a full redecoration, including walls, ceilings, and woodworks. We replaced the carpets and added underlay. We installed new blinds. Being a lower ground floor flat, lighting could be a concern, so we replaced all of the light fittings with brighter, more energy efficient LEDs.

We also installed more sockets in locations that would make sense for a TV, bed, and desk to go to cater to a modern lifestyle.

As there wasn't a budget for a complete replacement of both bathrooms at the time, we were able to make significant improvements at 25% of the cost. We replaced toilets, bath panels, towel radiators, and added new sinks with more storage underneath. We also added new flooring.

The owners' intention from the start has been to hand this property down to their children. Now that's it's had some care and attention, it's ready for the next tenant to call it home!

When this flat hit the market fresh from the refurbishment, it let within 5 days at a 31% rental uplift. It also had an estimated capital uplift of £65K.

Paddington Kitchen Upgrade

The owner of this 1-bed Paddington flat is based in North America and discovered Paramount through a connection. He'd been letting his central London flat through us since 2020, and was thinking about a refurbishment for a while. Finally, as the most recent tenancy came to an end, it was time.

The old kitchen had seen better days, with the oven door nearly falling off its hinges and the small fridge taking up space in the living room. So we ripped everything out and completely redesigned the kitchen layout to accommodate a full-size fridge/freezer (on the left in the photo below), while retaining as much counter work space as possible.

There were cracks and water damage from a historic leak in the living room, so we filled the cracks, prepped the walls and woodwork, and repainted both the living room and bedroom.

The property achieved a rental uplift just under 20% following this refurbishment project, with an estimated capital uplift of £25K.

West Hampstead Bathroom Revival

This 1-bed Victorian conversion is located on one of the most desirable streets in West Hampstead; quiet and tree-lined but only a short walk to the bustling West End Lane. Unsurprisingly, the residents had been there for a while - 3 years - before they decided to move.

The property was maintained at a high spec and had a brand new kitchen. The only thing preventing it from reaching its full potential on the rental market was the bathroom - the final room on these owners' list to refresh. So when the residents moved out, the owners decided it was time and instructed Paramount to begin the transformation.

We stripped the entire bathroom down and created a good foundation for what was to come next - carpentry, new pipes and plumbing, and waterproofing of wet areas. We installed new tiles, new flooring, and of course new fixtures and fittings. We siliconed and grouted, and added timberwork to the windows. Finally, we completed the refurbishment by painting the walls and ceiling.
