The tenants spoke, and the landlords listened
This property is something special. A 2-bed flat in a late Victorian conversion, it has a gorgeous garden and private patio. The owners fell in love with it in the early 2000s and moved in, but a great career opportunity abroad soon pulled them away. They've been letting the property ever since, and tenants have always loved both the space and the location. Eventually, tenant feedback started coming in that things needed updating, and the owners agreed. So it was time to do a complete overhaul.
We stripped this flat down to its bones to start fresh. The kitchen had always presented a bit of a problem - it was dark and closed in, with only a small recessed window, and ventilation was a challenge. Meanwhile, the bathroom was tiny and there was next to no built-in storage space. So we changed the layout to solve these issues:
• We converted the kitchen into a 3-piece bathroom
• We knocked down the bathroom and converted that space into an open kitchen and living room.
• We converted the tiny water closet into a storage cupboard that houses a stackable washer and dryer.
On top of the layout change we added built-in floor-to-ceiling-in wardrobes in each bedroom, improved the plumbing throughout the flat, and completed a full redecoration.
By the time the flat went back onto the market, it achieved the owner's target asking price within 24 hours - a 33% rental uplift. It also added an estimated 50K to the capital value.
