Now, when we say beautifully presented, we're not talking about decluttering and decorating with fresh flowers. While those things matter, our prep has a far more tactical approach.
It's about understanding what makes a potential resident click and what makes a potential resident run.
A clever strategy that hundreds of Paramount owners have been benefitting from over and over again.
We sat down with our lead lettings consultant, Ollie Gorman, to discuss what he's learned about property preparation over the last nine years.

Don't Dampen Your Properties Shine
"The biggest thing I've seen that will make a resident immediately strike your property off is if they see any traces of what they think is condensation or mould.
There's a huge misconception about mould in the renting world. Still, because of its impact on a renter's quality of living and the horror stories surrounding mould, even so much as a condensation patch can completely rule your property out.
Before you even consider putting your home on the market, you need to address any blemishes that could look like they could be caused by condensation; otherwise, you'll have to wait a long time to secure a new resident.
Also, preventative measures are key here; things like trickle vents and extractor fans cost next to nothing, but they'll put a potential resident's mind at ease and protect your property in the future."
Get Right With Light
"Almost every resident who walks through a property door comments on lighting. Whether the property is super bright or a bit dark, lighting is always mentioned.
Renters are spending more and more time at home. Whether because of flexible working or the cost of living crisis, no one wants to spend most of their time in a dark space.
Even if you're not blessed with the brightest property, clever lighting can totally transform how a place feels. Installing spotlights is a great way to do this; replacing light bulbs with white products is a great way to achieve a bright feel, too.
Dimmer switches and under-cabinet kitchen lighting are something I often see missed, but they are a game-changer in terms of creating an atmosphere in a home. They are so simple and budget-friendly yet add a luxurious feel to a property."
Nightmare Neighbours
"I can't tell you how many times I've seen a renter completely rule a property out before we even get into the flat. Communal areas are so important, and really aren't spoken about enough.
As soon as we enter the communal areas, and they're not up to scratch, one question almost always follows.
What are the neighbours like?
Just like that, the seed of doubt has been planted, and the renters suddenly wonder whether they will be on the next episode of Nightmare Neighbours.
The thing is, first impressions always count, and ultimately, renters view communal areas as a direct impression of who they're going to be living next to; that's just the way it is.
Again, sprucing up communal areas doesn't have to be an expensive job. A lick of white paint goes such a long way. Hard-wearing carpets are always a good way to go, and something as small as a post-organiser makes a world of difference."
