As the curtain closes on a busy and at times challenging 2017, we look forward to the year ahead with renewed vigour and a collective determination to improve all that we do.
Following a recent data slice of the last quarter of 2017 we noted;
Of the properties marketed in excess of 98% achieved their asking price.
From first made live on market to deal agreed takes us an average of 18 days.
Our occupancies levels were a very pleasing 98.3%.
We renewed 83% of our existing Tenancies with an average rental uplift of 2.6%.
Over 99% of deposits were returned without the need for arbitration.
What does this mean? We pride ourselves on marketing good quality properties at a fair market rent, with the philosophy that finding the balance between product and price generates good quality tenants. Renters are drawn to good quality stock but are short of time to view, our considered marketing and our use of time saving technology benefits both landlords and tenants alike. Properties experience maximum exposure whilst tenants save time by accessing a wealth of information online before the physical viewing. We are very excited to launch our virtual viewing platform which will be going live imminently. A sustained programme of product improvements are the bedrock of reduced void periods between tenancies, we work in collaboration with Landlords to ensure they can plan for improvement works and to set aside capital to invest in their properties as required. This proactive rather than reactive approach benefits all parties. We maintain meaningful and regular communication with tenants during the course of each tenancy and tend to management requests quickly, this approach of continuous relationship building has resulted in an average tenancy length that far outstrips the national average. These regular touch points greatly reduce deposit release disputes, and our pre-vacate inspections iron out any potential misunderstandings that may occur at the end of each tenancy.
