If you're just starting out, upsizing, or maybe searching for a better agent - here are the steps to letting your property. 
 

Step 1: Do your detective work

First, what are people saying? We always recommend starting out by checking out our Google reviews - we have a 4.8 star rating with over 1,100 reviews! It might be a bit of a brag, but that's no easy task for an independent agent unless they really know what they're doing. 

Next, check for those logos! Our industry is making progress, but it's still unregulated. This means anyone can set up a lettings business - hence the 'cowboy agents' you unfortunately sometimes hear about. 

You should always look out for The ARLA Propertymark logo. This is an accreditation and sign that the agent has committed to have their accounts audited annually, have a client money protection (CMP) scheme in place, maintain the highest standards in the industry and provide exceptional customer service.

It also means they regularly update their professional property knowledge, so you know you're dealing with professionals who know what they're talking about. 
 

Step 2: What is your really property worth? 

A quick online valuation rarely (if ever) gets it right. There are so many factors that our experienced consultants take into account when they conduct an in-person rental valuation. These include things like location, age of the property, amenities, quality of construction, renters' changing priorities, and the current market. We want to know as much information as we can about the property to give you an accurate rental value.

Step 3: Marketing - success is in the detail

This step is where our team really impresses. We work with you to create a bespoke marketing strategy to attract your ideal residents and achieve your target rental yield. 

Our high-end video tours are fun and engaging - presented by the big personalities on our team. Our online marketing is detailed and attention-grabbing.

And it goes without saying (though here we are saying it, just in case) - we market your property on our website and all of the major portals where your future residents are likely to be starting their search. 
 

Step 4: Finding the perfect match 

We like to think of ourselves as matchmakers here at Paramount. We fully appreciate how critical it is to find the right residents who will feel at home, because happy residents are more likely to care for your property and stay longer. 

We pre-qualify your applicants, and work with you to find the perfect fit and agree terms. Your new resident(s) will then need to pay their deposit, which they can do easily on our pre-tenancy platform. 
 

Step 5: Registering the deposit

Once terms have been agreed with your new resident(s), it's a legal requirement for their rental deposit to be entered into a deposit protection scheme. We can register the deposit for you with the Tenancy Deposit Scheme (TDS). 
 

Step 6: Getting referenced and ready for move-in day

One of our dedicated Tenancy Specialists will help your new resident(s) through referencing. At Paramount there are two steps to referencing - an external step and an internal step - so you can be confident we're as thorough as they come. 

Next, our Tenancy Specialist will support you and your new resident(s) through tenancy agrement signing, getting move-in monies paid, and everything needed to be ready for move-in day. Our pre-tenancy platform makes these steps really easy for everyone! 

This is also the step where your residents will also be introduced to Paramount Perks. 
 

Step 7: Taking a weight off with Paramount Management 

When we manage your property, we handle the regular check-ins, the midnight emergencies - and everything (we mean everything) in between. We're a true 24/7/365 service. 

Importantly, you have one contact that gets to know you, your preferences, and your property. And they're always contactable by whatsapp, phone and email.

We keep your property fully compliant with EPCs, EICRs, gas safety checks, HMOs, and anything else it requires. We have a dedicated team member just for this.

How can we help around tax time?

Year 3 onwards 8.4% inc VAT

Property Management

Management is charged at an additional 7.2% inc VAT per term.

Services NOT charged for but provided by Paramount

Paramount will not charge you an additional fee for organising, administering or providing any of the following services. 


Any costs are direct charges from the suppliers themselves:

  • Compliance
  • Inventory checks
  • Renewal tenancy agreements
  • Arranging maintenance or tenancy preparation works before the start of a tenancy

Payment

Paramount accept the following methods of payment (Late payments will be charged at 3% above the Bank of England base rate):

  • BACS
  • CHAPS (£30 inc VAT per transaction)
