Begin with affordability


How much can you afford to spend on your rent each month?  Make sure to take into account other monthly costs like council tax, utility bills, travel costs, and living expenses when you calculate how much you'll be comfortable spending.

Like most letting agents, we calculate your affordability based on your annual salary. If you're a student or are self-employed, there are other ways that you can secure a property, such as paying rent upfront. We'll also factor savings into our assessment.


Where do you want to live?


There are a variety of factors for you to consider when you're looking at the next area to move to. Will an easy commute be a priority? Do you prefer areas with a lot of outdoor space and greenery? Or are bustling markets, pubs and nightlife more your speed?

You'll likely have multiple priorities to consider, so why not give us a call and let us help you narrow down the most ideal neighbourhood for you!

Once you've narrowed your search down to a few choices, we recommend visiting each at different times of the day and exploring the amenities. Sometimes it all comes down to a case of "when you know, you know!"


What do you need in your next property?


It's time to decide what you need in a property, what you want in a property, and what would be a "nice to have".

Start with the basics, like how many bedrooms you need and whether you'll need a space to work from home. Will you need parking, and will it be important to have a garden? Will you need a good-sized kitchen and reception to prepare elaborate meals and entertain company?

Also consider things like noise - will it be an issue if you're close to a main road, or if the property doesn’t have double-glazed windows to dampen outside noise? Is a dishwasher an absolute must? Do you prefer a new, modern finish? And how much storage will you need?

Securing your chosen property


Once you've found that perfect property, let our consultants know! One of our experienced team members will guide you through the process of making an offer to the landlord, complete with any requirements that you may have to make it just right for you.

If the landlord is happy to accept your offer, you'll need to provide a holding deposit for the property equivalent to one week's rent. At this point, your property will be taken off the market while you go through referencing. 
 

Our Move-In Specialists are here for you!


One of our Move-In Specialists will guide you through our process of referencing. They'll also help you prepare for your move in date, and will connect you with our home setup service, Just Move In.

This service helps you set up all of the utilities that you'll need for your property in one call. From Council Tax to Broadband to Gas and Electricity, they’ll help you find great rates and get you set up. Easy!

Once references are complete, your tenancy agreement will be sent out for signing. At this point, you will need to pay the agreed rent (a minimum of one month) and your security deposit (which is typically five week's rent). 

All that's left now is to move in! 


Moving Day


Be ready for your moving day by creating a checklist of "To Dos" ahead of time. This might include:

  • Booking a removal
  • Redirecting your post
  • Informing key people and companies of your move date and your new address
